One week into 2025 and the US housing market is facing considerable new challenges. 

Househack properties in 2024 sold 1-2 weeks faster than they did in 2023.Deals are tougher to negotiate as well. 2 of NYC's surrounding Counties (Westchester & Suffolk) are averaging above asking price sales on 2-4 family properties. 

I deal with wholesalers every week on my fundings  or should I say I see their fee's on the HUDS every week.. if I see one come in that is just way to high  like a 50k purchase and 50k assingment fee I wont fund it..

One of them told me they only have to provide 15 days notice, which doesn’t help if I am on vacation for a few weeks or haven’t checked my PO Box in a few weeks.

This isn't analyzing deals, this is just playing a video game.

For the next 10 months (40 weeks) you spend a fairly reasonable 5 hours a week marketing, communicating with guests and your property manager and bookkeeping.

Took an extra 6 weeks than planned,  but ultimately got it done. 

Hi Dean - we had access to a DSCR product until a couple weeks ago - it's currently paused, per my conversation with one of the loan brokers I work with. 

Air Force basic training happens here, so every week there is a big batch of families coming to see their kids graduate.
