If you cannot convert it into really useable space, what if you split it in half and put coin op washer/dryers on one side for your tenants use, and on the other side, put storage areas that tenants can rent for an additional fee.

I usually offer an early check in or late checkout when the schedule allows it.One guy checked out 45 min late and my housekeeper sat close to the end of the drive way (she's too nice to pull up to the house), but the guy saw her and must have felt bad and gave her a $20 tip.I dis buy a super capacity washer and dryer since the laundry is the bottle neck in getting the house ready.

Price should be $890 since the unit doesn't have washer/dryer but it's the only rental in this development right now and I expect to rent it as soon as I get the rental permit from the city.Now, a house SFR at the same city (not hood or ghetto - just decent location like an example above).

I estimated the half and full bathrooms around the same pricing because the half bathroom also holds the washer dryer area and those need to be replaced and renovated.
