Spend a little of your money on yellow bandit signs and a thick black marker, set some signs out in areas you would like to invest in, and start the ball rolling talking to sellers.

I've been using Vista Print for my postcards, but I'm getting frustrated with a few things, such as: 1) All my cards have scuffs/smudges across the center 2) They don't offer yellow card stock 3) Shipping times are inconsistent, back to back orders may ship a week apart The one thing I did like about Vista Print was that I could get coupon codes off the web to get 1000 cards printed/shipped for around $350.

I have not done this, but one investor here suggected the ballsy move of placing a yellow "we buy houses" or "Rent to own" sign in the yard of the vacant.

If you use the mail merge function of Click2mail.net then I am not your person.My cost is .31 per card not including postage or .62 per greeting card.I use click2mail.net It is a learning curve for sure and it is a yucky yellow or white card.The main point of mailing is do it several times.

You don't find these guys in the Yellow Pages (generally); instead you find them via references from other investors, at your local REIA meetings, at Home Depot shopping for materials, or you might just stop by a job stop you happen to drive past (assuming it looks like they're doing a good job) and grab the number off the back of the their truck or hand them a card.

However, if I am looking at an olive green or yellowed chipped up and rusting ceramic eyesore, than a new fiberglass insert with a sliding glass door is going on my list of items to buy at the local Home Depot.Jet tubs are the in thing, so I won’t rule them out as a possible upgrade.
