Rehab needed for rental – need to finish previous work started by owner, finish tile countertops, finish trim, install flooring in 3 bedrooms and kitchen, replace broken glass on 1 window, paint interior, install new door to closet, paint exterior, repair exterior wood rot, install new dishwasher, install new oven, install new microwave, clean/clean/clean (pets urinated throughout home).

,one start:http://www.biggerpockets.com/renewsblog/2012/11/5/...also start with : cat odors or cat smell or cat urine in the forum search.but after you get rid of smell, you need to seal the concrete before anything else.also, 2 dozens of donuts, some sample pets treats and couple hours of chit-chat at the local pet-shelter will get you more info about what is used in commercial pet settings. also regulations....also don't forget to get friendly with the building neighbors...

sure, at this point, you know little of the path you want to follow, but you knew little of the previous path you followed. you have nothing to fear, you have been where you are now, before, and look how far you have come. choose another direction, follow another path, and enjoy the ride. its gonna have its ups and downs like any other ride, but you made it before, you will make it again. doing 2 houses a week is a bit of a stretch and  think thats something that happens a lot less than people want to tell you, but you can make decent money at real estate, in any level you choose. i say go for it, you have the knowledge. i believe you can overcome any hurtle you come across.

Ideally I wouldn't want any dogs/cats in the place because of the hardwood floors (urine) and whatever else such as chewing on corners of doors, etc.

We went to look at the house [ I know, but they go that fast here] I saw the house and told the realtor that we were not going to accept their offer because there was no backyard, and because the smell o cat urine was so strong  and I did no know how to get rid of it.
