You will really need to look hard in order to find deals that make sense and you really need to take you cost of capital into account when doing your analysis.

Not expecting cash flow, but at least my housing cost would be similar to renting.

The biggest challenge is to find one to purchase at a reasonable cost. 

If you are tight on cash, then you want to use the lender that has the least up front charges to minimize your contribution.When I need to close fact I use private money.

When you took in the increased cost of the build how did you arrive at that percentage?

It's very common for buyers to get nervous about sewer line issues due to how costly the repairs can get.  

However, some investors are fine with this strategy if they prefer to minimize their upfront investment and plan to refinance in a few years, especially with potential interest rate cuts from the Fed this year.At the end of the day, it’s all about investing in a growing market, selecting a solid neighborhood, and building a strong team to support you.

Are there any hidden costs or legal issues I need to consider?

I don't know any builders here, so I am wondering a few things: - Does anyone have a builder that would be interested in doing a single infill project (there is another infill lot going up on the street, might try and connect with them) - I am in between paying for it myself with cash during construction (maybe the home will cost 150-200k to build?)
