If a transaction is going sideways and the numbers get messed up or come back different than what you started at and your client feels uneasy or is unable to close or the units are in a worse neighborhood than originally thought, let them know their outs and you can try again with that client.

I have considered HELOC and cash out REFI to pull my money out but 1 half of duplex is still occupied by inherited tenant that pays on time but is pretty dirty and I haven't been able to renovate his side yet so uneasy with how appraiser would see that.
