A majority of our MTR tenants are traveling healthcare professionals, many of whom are associated with Aya Healthcare. 

MAYBE, if you live in the town, and are VERY handy, and open an appliance, hvac, roofing company and are willing to travel to the 30 closest cities (since you won’t be profitable even if you get all the business in a city that size.) then maybe you’d do ok.

There are inconveniences to investing out of state like traveling to see properties, meeting with contractors, checking work, checking the property condition.

Literally all they did was paint the exterior brick white with some weird artsy designs and they called that a big value add.

Chipping paint on exterior is going to be be your downfall.

I also completely renovated the exterior.

Pick a handful and travel to them.
