After being outbid multiple times in the Smoky Mountains, I took Brandon Turner’s advice to heart when he said, "Where do you have an unfair advantage?"

If this is not possible, take some time to get to know and be-friend the other HOA board members before you waste money with an attorney.

Be patient in your decision making and understand the local pricing and economics of an area.  

I’ve spent time assessing areas locally and identified Richmond, Pearland, Conroe, Montgomery and Katy as prospective areas to invest in.

Of course your decisions should not be based on discrimination against protected classes.

I am looking to connect with the investors there as the promotors are continuing to take Asset Management fees to the tune of $450K a year (on top of PM fees) even when their payout to the investors is around $20K a quarter (not meeting preferred) and the overall fund is negative about $450K.
