Having an AC that breaks and is fixed in a timely manner does not merit a lawsuit.I get threats of being sued almost monthly. 

The only thing I won't do are repairs that require an actual plumber or electrician.As a landlord here in Binghamton, I know it's hard to find someone to respond to calls or do miscellaneous repairs in a timely manner and without breaking the bank.

Since it's easy and advantageous to write off in the same year, It is easy for me to be consistent in that manner, but I don't think we have that choice, we have to follow what IRS allowing.

It is not a sustainable business model. 

I now have some unintended seasoned experience and lessons in a manner that I did not expect or want. 

If I thought for one minute it was a money maker or sustainable I would not have sold my 200 doors. 

Focus is on the property’s ability to cover debt and ensure financial sustainability over the loan term.

If your rent is always paid before the 10th over a sustained period of time you are winning. 

Get 3 estimates, some times they will only  replace to the point of proper old sewer line only that can save money  BIG time   .They will add a clean out  next to the house one out farther where they stopped the new sewer line  replacement .As far as suing  any one on such a manner need to figure out what the legal  cost are plus what  percent chance of success then decide  of you want to roll the dice  unfortunately this type of scam happens a lot now a days .

They caught folks on the run up, but believed it was sustainable probably themselves.
