We’re considering whether to do mid-grade updates and rent it soon if we can find a good next property though acquisition and ongoing costs are a problem.

What I always suggest for folks who do not like a lot of is to borrow  no more then 60% loan to value.

I built a house and it’s going to be difficult to sell as I have no equity in it because of Cost to build.

We have a lake front STR and no way I would have those available.

No problem, though—I can get close to $100K saved by the end of the year, so I’ll be in a much stronger position.My question is, is there a specific number I should be striving for that would put me in a good position to invest in real estate?

I was a student they offered to sponsor a deal for and it has cost me everything, literally. 

Highly recommend self-managing so you can take advantage of a cost segregation and the short term rental loop hole!
