Same model house are selling for 10% more than what I bought for.

Like the push to get tiny houses accepted and zoning changed,   a "cleanly well run rooming house" business model has yet to get much muninicipal acceptance tracktion.  

I do this to ensure they understand the cleanliness and cooperation is key to this model working for them and myself.

If it sits vacant for months at a time, the data model gets recalibrated and they'll tell you to lower your rent calibrations, but maybe what it needs is someone to tell you "you know what?

They all use the same business model.

They will also be using it for a STR/college style rental property as well.

Construction style matters. 

Its the less aggressive model but it was programed into me from a young age, keep your business risk separate from the things that you need to live (home, car, food, etc.). 

I'm piloting a new construction program that's building a generational style home 6 bedroom 4 bathroom, 2500 sq ft house in a class B/C area.

Exactly what i was looking for The other commentators have added a lot of good info and value - I would chime in though one thing to look at closely is the property type - is it a true "log cabin" or more of a single family residence with "Cabin style" finishings?
