I once watched one of them take used book shelves and put them along 1 wall in the dining room, added new trim, a few doors and hardware, and POOF it was a built in buffet/hutch!

I’m not sure how plumbing venting works in these houses.Likely will also need new furnace and AC.Will need basic exterior remodel such as stucco over the existing brick .Finally it will need all the cosmetic stuff done like upgraded kitchen, bathrooms, floors etc.The house is 2900 sq ft but about 1000 Sq feet of that is the dining room and living room which needs very little done to it.Any rough ballparks on what I can expect this to cost with high end finishings?

As far as ther downstairs goes, since the downstairs kitchen is decent size, I was looking at walling off the dining room and making a 3rd bedroom. 3 bedroom apartments appear to rent for 750 - 1000 so I am thinking I would sacrifice the dining room for the added value of the extra bedroom.

The clutter in the pics is her stuff, she is about to have an estate sale before the house sells4 bedrooms, 2.5 baths, 2800 square feet, living room, formal dining, eat in kitchen, family room, nice yard that is about 6/10th of an acre, great area of high value housingFrom the pics it is obvious that many things have never been updated in the 53 years the house has been around.
