If you made housing free the same bleeding hearts would be complaining about utilities.

I was imagining responsible car-free tenants, as I was one myself for a long time. 

It can work if you have experience and a local team to help.  

From my experience working with over 400 investors, consider alternative strategies like rent-by-the-room, buying an SFH with an ADU, or renting where you live while investing elsewhere.
