I think that Chat GPT hilariously acknowledges, however, that if this person then goes on to run for governor of Colorado, then, despite their likely lack of time and attention to the money I put into the investment, that they are likely to put up phenomenal returns as a nice bonus of either being in office, or being a threat of attracting any meaningful percentage of the vote in that state before dropping out and endorsing an eventual winner.

I think the rate for 30 day delinquencies slightly fell and remains very low historically.The problem with these types of articles is they just state numbers without comparing them to what the prior numbers are.

If you are a multistate investor or investing across the state, ask for a clause that allows the freedom to work with agents outside of the region, since it is not possible for this agent to represent you properly in a different state.

If we have to start eviction proceedings a second time, we will complete the eviction process and they will have to move.Rules vary from state to state and lease to lease, but on my properties, if the rent was not received, on the 6th they would get a letter stating that late charges have been applied to their account and if they do not pay within 10 days we would start eviction proceedings and all court costs would be applied to their account.

If so, it seems like they would restrict the pool of gems to only free and clear (other than for the tax lien) properties for which the owner is dead or is hard to find.Are there any interest rate bid down states that don't have in their laws provisions similar to https://www.azleg.gov/ars/42/18204.htm as they relate to excess proceeds stuff?
