If you don't know the buyers personally (enough so you can call and ask questions) strongly consider taking another directionFriends don't let friends do bad deals, listen we all want warm fuzzes when working with people but the reality is, your running a business. protect your self at all time - its not personal its business. be objective (AND THIS IS HARD) but houses, don't have feelings, wholesale fee's don't have feelings, title company stamps and legal paperwork have no feelings, if your the feely type get a hobby or pour your emotions in another venue. real estate (demands) you to be at the wheel, and be ready to face the ugly truth."

I have forwarded all pertinent docs to the buyer, know that the buyer has been in contact with the city and the architect, and I've given permission (at the buyer's request) to release stamped plans to the buyer.Assuming there is nothing abnormal about the property or the status of the development, can the buyer back out because the DD would indicate that the price was too high?

Search on the web and you can see that there are service animal certificate sites that will provide doctors who will rubber stamp (always approve) that the person benefits from/requires the service animal.

Personally, I take dated and time stamped photos of our work, require signed contracts and change orders for work to be performed and text or email any important information relevant to the projects completion all in an effort to document just in case.

If difficult to find out what was paid for the property (not listed in the deed and sales history of assessor's site), divide the excise tax paid (which will be stamped on the deed) by the % the the town/city charges.

It's also ignoring some pretty significant costs.For example stamp duty on a $1M property would be a bit over $40K  (https://www.hsbc.com.au/1/2/personal/home-loans/calculators/stamp-duty).

I'm sure the topic has been discussed over and over on here but I was just curious what everyones experiance is with this, 1 home purchase for the price of 15 first class stamps and an hour of my time seems like a pretty darn good deal to me!
