There have been some poorly done rehabs in the neighborhood I am working in and unfortunately anything can qualify as remodeled...including homes with stained carpet and 12 broken windows...ugh!

the tenants at one house moved out a few weeks ago. they were there just one year and moved in after the house was freshly painted and re-carpeted.anyway. there were fingerprints and smudges on the walls all over the house and even areas that you'd have to try to leave a fingerprint. nothing that a new coat of paint can't cover, but the whole house needed to be re-painted.regarding the carpet, there are dog pee stains and large furniture impressions. they tried to steam all stains out and even used spray chemicals to remove them. it does not smell, but the stains are there.would you charge them or keep a portion of the s. deposit for something like this?

It sort of looks like painted concrete, but the sheen is different.ThanksJustinThe floors are an 1/8 inch thick bella vernici concrete overlay, stained and top coated.

I would limit the exterior work to pressure washing the exterior and painting the front door in a warm earth tone color.Maybe you could dress up the front porch area with a few potted plants, and 2 cherry stained wooden chairs with throw pillows or something.

Cats on the other hand we avoid (their urine smells and stains) I should note that we do not have carpet in any unit We have no weight restrictions and our insurance does not change as long as they aren't certain breeds.

i do that for a living and it very depends on how many layers you got, what kind of wood is underneath, how much time and effort you want to spend and if you want to stain it or paint it afterwards.
