There is no specific IRS-mandated minimum holding period for a property acquired through a 1031 exchange before you can retitle it, that's why it's hard to find an answer. 

It essentially includes having a buyer for a specific property BEFORE entering  in a contract with a seller.  

However, I don’t have experience with motels, and I know they come with unique operational and financial considerations.

Without knowing all of your specifics, I'd say that it's only worth holding on to if you can reasonably expect to have some really good appreciation in the near future (like 5 yrs)....Or, in the case where it would run well as a vacation rental, you could switch the usage, maybe?

Yep - My firm can do this for rate-term refinances and/or acquisitions, with stipulations (specifically for 85% LTV): Min DSCR of 1.25x+, Min FICO of 720+, SFRs.

It seemed like most the folks you have on staff are CPA or other, but no specific legal experts.
