The issue is, they hold all the cards.They have the guest's payment information and process refunds erroneously all the time.I had a guest complain of a smoke smell the day AFTER they checked out and claimed they never stayed in the apartment because of it.

It does say I have a right to a reasonable determination of violation of length of stay and guest may be barred from premises by notice from landlord if violating laws, HOA rules or lease terms (like smoking). 

There is already a nest doorbell and smoke detector.  

I'm debating buying a 3 unit where the existing tenant in the top unit clearly smokes in the unit (cigarette in ash tray in listing photo).

I come to find out one tenant is smoking in the one unit and the other tenant has a puppy - both lease violations.
