Many lessons learned.One more note: someone mentioned that Northside is almost “old news” at this point...With the original projected timeline being at latest spring of 2018, I do believe this would’ve sold right at the peak of all the skyrocketing values.

I guess it's possible but when you are doing multiple properties you have either loans and/or partners.and I love it how then win every single house they bid on. and how the budget went over but the comps suddenly skyrocketed and it appaised out.

Why: you need a true cost build-out that includes Capex, increased property tax, and increased insurance.Capex: you will need to make repairs to the home.Property tax: if you are not the owner occupant then taxes sky rocket.
