if anyone could sit down at their computer and find the perfect fund or syndication where past results guaranteed future success then no one would ever lose money. 

One area that I have thought of are homes that sit on the market for a long time for sale or rent.

Plan was to do self storage; then found out the creek that sits a ways back flooded 5 years ago, not in a floodzone but all the locals know so self storage is a tough sell at this point. 

When the current shifts in your favor, you will be miles ahead of those sitting on the shore waiting. 

i provide dishwasher if we are putting a new kitchen. also a garbage disposal.sometimes i provide washers/dryers if i have extra laying around (i always seem to have them).sometimes i have purchased fridges and ovens since it's best to invest in capital expense and get a tenant than to have a house sit empty forever.our lease also states that tenants should purchase the appliance plan, which noone really does purchase. 

Tap into that equity sitting there doing absolutely nothing for you.

The only way that works is if they have fully connected utilities and it is sitting on some kind of foundation and not on a trailer.Some folks think they are cool, but you really limit yourself on demographics.

Liquid capital cannot be tied up in a deal, so you need a lot of money sitting aside to get a deal closed.

If CA median household income goes too $200k+, MN's will not sit at $110k.

The market has changed and depending on the area, houses are sitting longer.
