Why do you want to work with agents who don't understand simple things like owner financing in real estate, it's really simple.

Fortunately our remedy was fairly simple, large floor fans and new ceiling tiles but it was a massive inconvenience and the damage would likely be much worse if it repeated in units in other places.

Or could be as simple as current property is with some years on it and want to get out before cap-x starts eroding away things, moving into something that resets that clock. 

I am wondering if it's as simple as just purchasing the car under my own name like a regular car and next year just add that car to a schedule C while I keep everything else still in Schedule E. 

A simple source document review correlating the company's bank records of money in, investor principal owed out and total out for real estate currently owned would likely reveal a lot.

Personally I’d prefer having all my loans with one entity like my local credit union who doesn’t sell them and just have the payments come out of my account that I already have with them, keeping it as simple as possible. 

This is very simple. 

I use their payment method and they deposit into my account and it's very simple.
