Point Breeze has numbers to back up the hype, big reason is that it has exploded by  Ori Feinbush from OCF who can be credited with blowing that neighborhood up, as he is doing with Grays Ferry, specifically evident of the properties closer to 25th street and even more so as you get to close to Washington where you see similar values and new builds as you do in Whitman and Pennsport (just the southern part really a few blocks north of Whitman, you're on point that the rest of Pennsport is better).  

Tonight I just watched a video called the Flipster promoting the same software only called something similar to the other programs using his proof of funds letter with his company logo and it is based around the same concept.

It costs the same amount to replace a roof or furnace whether the house is worth $300k or $30k (assuming a similar size).

Prices are up in our market but the discrepancy between prices, similar specs, and actively listed is weird.

We renovated duplexes and converted. if the price of a condo is similar to a single family home I would pass on it.

From what I can tell, they have the same/similar returns as turnkey, with a higher tenant class in better neighborhoods and almost no stresses of management.

I don't have experience with Dayton, OH, but would imagine it is similar.  

I was looking for some advice (viable target areas in Cleveland or Ohio in general, financing options and credible PM/realtor contacts) from the experts here though especially if you are in a similar boat as mine (reside in Canada/Ontario area and invest in US). 

If you live in Cleveland (a cash-flowing market), I wouldn't look OOS at another pretty similar market.

Other locals with similar experience had mentioned that this scenario might not be the best fit and it turned out to be correct.
