You rarely get phone calls from your tenants and they are business owners vs. folks with kids, pets, showers and toilets. 

What happens if something spills and/or leaks under the floated flooring (like a cooking accident or the tenant getting wet out of the shower on a regular basis)?

Tub/ shower,  kitchen.Let them run for 5 minutesThen flush all toilets with some toilet paper in it.If toilets take more than 5-6 seconds to flush down then you have a problem.

The fat tails always move the needles; it ain't your daily habits like cold ****ing showers and meditating to music.

Assume a 10 minute shower by two people every day.

Specifically, bathrooms/showers/tubs.
