We do not allow users to remove posts and only allow them to be edited for a short time. 

Investment also spiked in Class A Short-Term Rentals (STR) and investors started paying higher and higher prices based upon anticipated STR rental rates, that exceeded sustainability based upon Long-Term Rental rates (LTR).

I wouldn't bet my life on 50%, but I would bet they are more problematic than the typical long-term renter.

We are out of state but would be open to working with someone local if they can offer favorable terms.2) Any local realtors you have worked with and been happy with?

My focus has been taking abandoned properties and renovating to rentals, both short and long term.
