In the days to come, we begin to do my own due diligence (call engineering company) and find out that the engineer has gotten no official word to start the design.Feb 14 2014 -In the back and forth regarding the Title 5 inspection, we notice that (after being under contract) the listing agent has manipulated the content of the listing description from "the existing Tight Tank system is working, but won't pass the inspection..." to "the existing Tight Tank system has just recently been pumped"Any help would be much appreciated.

Over the many years, I've seen these things destroy a lot of people.IMO for a short time they provide happy days, but inside them is the shark that will "come a callin' ".As a very conservative investor, these are not on my Swiss Army Knife, but I recognize the Risk/Reward situations they are used for.

Depending on how you set them up, they may not be able to force a sale, but they might get a charging order against any distributions, which basically tanks your mom's retirement plan.Two other ideas for you:1) See if the DSCR loans would be enough to get her out of debt.

Cash flow gets you your money now, not in the future (remember the time value of money).If you have tons of cash that you are looking to simply park someplace other than the stock market and don't care about cash flow, then buy in highly appreciating areas...but make sure you have enough reserves to pay the mortgage and other carrying costs when the economy or the market tanks and you can't find any tenants.
