During the day, most people are awake and would see or smell the smoke, the problem is when you are sleeping.

Real estate has been a tough road and there have been many nights I've laid awake wondering how the hell I was ever going to come out of many deals.

I haven't made a purchase yet but plan on buying distressed homes and fix them up for rentals.One nightmare that's kept me awake is the idea that the person foreclosed on has poured concrete down the shower/toilet/any other drain.1) How do you check for this?

You are the one laying awake at night wondering if you paid too much, or if you get outbid wondering why you didn't offer more. 

I totally understand expenses and macitence but from the first month a tenant moves in to have 10k that was not told to me has been a wake up call. 

For myself, having a extremely high level of risk tolerance, I tend to have trouble staying awake.
