Assuming you have the drive, capability and desire to be more of active investor/player this is what I would do if I had $10,000 to start out.I would first get really really good at underwriting deals …and then find a property that has a 25% amount of equity upside in the deal day one and also a combination of healthy cash flow that can support the property DAY 1!!!.

The biggest players keep the wheels turning by deal volume and keeping people busy.

Just like your favorite NFL player doesn't.

Sort of like your quarterback and key player, in my opinion.We spent about 6 months interviewing PMs, calling as prospect landlord, calling as prospect tenants.

My goal is to establish valuable relationships with key players in the area, including agents, property managers, and contractors.

Good Afternoon BP,Since I got involved in real estate a year and a half ago, everyone has made wholesalers out to be the worst players in the game.

Coming together has allowed me to build relationships with the players/pieces that need to be in place to make it a successful environment and there have been bumps along the way no doubt and we learned so much, but you can't get anywhere you want to go in life without learning the lessons you need to get there.  

All the top players who made Tulum go viral are now opening their projects there (not Mahahual).
