My plan was to be a GP on a syndication and that was also one of my biggest concerns, how was I going to play such a big role on so many units while being a lot younger (less trustworthy in some eyes) and no real estate experience?

If the locations turned negative, Dollar General never exercised the option to extend, and if the location remained good, they built a larger store across the street.

I’m currently working on assembling my team here in NC and finding the perfect fit for each role.

I'm currently buying properties for myself out of state and hiring property managers - I would plan to do the same here, so my role would not be particularly hard or intense. 

If you wanted the REP designation in the future, you can have your signficant other qualify and that would allow you to qualify (e.g. a stay at home wife) or you can take a consulting role resulting in the real estate being your full time gig.

Location and tenant preferences also play a role.

Either be active in management or hire a reputable PM who can satisfy this role.

There were half a dozen GPs on this deal and I should have asked more questions about their roles and real estate experience.

I thought maybe I could play a role by making a nice, comfortable place to live.
