I'd also suggest going to a few real estate investing meetups in The Valley & make some connections in the community.If you are open to building sweat equity, I'd suggest doing a Live-in-Flip.

Seller financing hasn't worked, but seller came off price to $100k (was $125k). 930 sq ft 2br 1ba raised foundation on 1/2 acre - lake Livingston on one end of the street and Trinity River on the other end of the street.How do we move forward to cover $100k mortgage?

With the HOA payment at the condo, I don't pay any utilities, I don't worry about landscaping or maintaining the multiple pools, hot tubs, lazy river, etc.
