It was quite extensive, all new electrical, hvac, plumbing as well as foundation, painting, floors and yardwork and demo of shed.

We introduced a new color scheme for our new construction homes.Once the exterior paint was finished, we realized that we strongly disliked the color we chose for the garage door.Easy fix, spend the money to repaint the garage door and update the color package for future homes.Hiccups like this happen every day in this industry.

Lead-based paint and asbestos are other potential issues with older properties, so get an inspection to assess any environmental risks.

New hvac, floors, paint, new counter tops.

Paint cabinets instead of replacing (dependent on the area, see this work in many markets, instead of paying 2x-2.5x the cost)3.

I don't suspect this particular home will have many / if any hazards, but it does still have the original (painted) wood siding, which was the impetus for me looking at this , or any similar, program. 

as mentioned above i would find a househack property in need to cosmetic upgrades that has below market rents. make the necessary upgrades (ie. appliances, flooring, paint, laundry, fixtures) allowing yourself to bring the property up to market rent standards and increasing the rent.I'm not too familiar with the market/properties in MI but in central MA we have a lot of triple deckers that are 100+ years old.

Current plan is to rip out the carpet, it's trashed, and replace with LVP (one of the four colors, not sure which is best to choose... see attached image), replace the laminate counter with granite.

But I'm curious if it's worth it to rip out the radiators and put in two separate forced air units.

Exterior work is difficult from Mid November through late March, but most of it can be done besides painting.
