We introduced a new color scheme for our new construction homes.Once the exterior paint was finished, we realized that we strongly disliked the color we chose for the garage door.Easy fix, spend the money to repaint the garage door and update the color package for future homes.Hiccups like this happen every day in this industry.

as mentioned above i would find a househack property in need to cosmetic upgrades that has below market rents. make the necessary upgrades (ie. appliances, flooring, paint, laundry, fixtures) allowing yourself to bring the property up to market rent standards and increasing the rent.I'm not too familiar with the market/properties in MI but in central MA we have a lot of triple deckers that are 100+ years old.

Current plan is to rip out the carpet, it's trashed, and replace with LVP (one of the four colors, not sure which is best to choose... see attached image), replace the laminate counter with granite.
