Rehabbers usually like to find a property that has predictable restoration expense and when finished the comps will provide a profit for a quick flip.

I have a restoration background so the mold and fire damage are what I find most appealing.

You did the right thing, mitigated the damage and restored your property.

I would also check if you can restore the unit now even with the window replacement, might be you could but maybe not.

However, during renovation, I managed to fall in love with the house, and against my brain, I went with my heart (mistake) and restored the entire house- top to bottom.

And if I really get lucky and the restoration company takes 6 months instead of 4, I'll be looking at a minimum additional profit of 2,200 with a shot at making an additional 3,500 in total.Again, I'm the absolute first person to say short term leases are absolutely terrible.
