I got caught and lost my money and more and more people are also reporting similar circumstances. 

There are also additional costs of operating and maintaining an LLC, like separate bank accounts, annual report filings, tax filings, etc.2.

There was a news reporter at the sale and they interviewed the high bidder, who admitted that they had not seen the property, but were certain that they would be building their family home there. 

While your lease may indicate that the tenant pays, the biggest problem with this is that tenants will stop reporting issues for fear of paying.

You can even look for police reports in that neighborhood.

Contract negotiation/formulation, title company coordination, pulling comparable sales reports from their local Multiple Listing Service, rent estimation (if a rental property), neighborhood information (more important for out of state investors), and an honest/informed second opinion.

The interface is user-friendly, and the reporting tools are especially helpful for tracking property performance.One downside is that it can be a bit pricey for smaller portfolios, but the features have been worth it for me.

I was able to get a copy of the appraisal report and the comps that were used were mulit-familys (tri-plex).
