That product has to A) fill a need B) The need has to be large enough that the target market can generate sufficient scale to generate profits and C) has to be either difficult to replicate by competitors or protected by intellectual property rights.

I can, not sure anyone can do what I can do, I have many times, but that's not saying you can replicate what I did either.

I will most likely try to replicate what I know so far, which is to buy an older home as a residence, renovate it, and eventually rent it out, realizing that not many markets are like DC, which has been very good to me the last few years.

My quick answer is that if you have a limited amount of funds that you can churn and you are able to reliable replicate what you have just done and do it in a timely manner (6mos or less), and do so without the churned funds sitting idle for long stretches then you will almost always be better off flipping.
