Here are some of its vitals:- Zestimate: $345K (I know this is typically 10% or so high)- Last Sold: 8/2021 for $281K- Roughly 1400 sqft- Some cosmetic work needed- $25K left on solar loan- The home was build in 2004 and it looks like it has the original AC unit, so I am assuming that needs to be replaced too. - 2 story house with very small rooms and and 2 steps down, imminently as you enter the front door.- Gated community and in a reasonable HOA. - The home is 2 payments behind and already got a letter from the lender about future foreclose.

If the sale is for $600K then you need to purchase $600K of replacement investment real estate. 

Tons of old homes that cost less than replacement value.. resales not easy lots of differed maintenance on them etc etc.. 

Reinvest profits, stay patient, and keep building toward replacing your income.

I recently paid someone to do my roof and replace the carpet (~5k expense) on my short term rental in 2023, however he won't fill out the 1099-NEC.

Agree that we should not be spending a lot on renovations or repairs, but almost everything needed replacements/updates after we turned over the original tenants.

I mean you technically require a permit to replace an outlet or sink faucet hahaha

That said, Pricelabs, Wheelhouse, Beyond, are all good, too, but I don't think they replace you knowing your market to set the parameters for them to use.
