Thank you all for reminding me and stopping my second guessing of myself.It's paid off and I have a HELOC on it in place. 

Kind of reminds me of RE wholesalers. .IE  I am not selling RE there fore I dont need a license I am just selling a contract.. which this activity is being called out by the states as brokering without a license..

Everyone has already pointed out your mistakes so I won't poor salt in your wound but will remind you of the other advice that in most cases, these jerks ARE licensed and you DO have recourse!
