It was just a reminder that we need to focus on the things WE ARE GOOD at, and leave the rest to the pro's.

Kind of reminds me of RE wholesalers. .IE  I am not selling RE there fore I dont need a license I am just selling a contract.. which this activity is being called out by the states as brokering without a license..

Everyone has already pointed out your mistakes so I won't poor salt in your wound but will remind you of the other advice that in most cases, these jerks ARE licensed and you DO have recourse!

I keep reminding myself: KEEP IT SIMPLE, STUPID.And, YES you can do subject too's and seller financing. 90% of mine are that way.
