Despite blowing through all performance projections it was just an endless stream of ridiculous requests for reports and information (beyond what was agreed to in the operating agreement) only to satisfy a junior analyst that probably hadn't stepped foot on a property in his very young life.  

You will probably be handling more tenant disputes, talk the tenants through gaining their footing in the world again with money, bill paying, interacting with the general population, etc.

Hey Doug,I'd say house-hacking is one of the best ways to get your foot in the door of real estate investing.

This game is hard enough without shooting yourself in the foot. 

This is a garden home and the yard is fenced in with a 10 foot privacy board in board fence The neighbor stated it was making her violently ill and that it is a health hazard for her as it was coming in through her vents and or windowsshe has also been known to harass my last tenant, and sending us text that trees are too close to her home telling us that we need to cut it because there were branches over her skylight and she claims that it was scratching the cover. she called the city when the last tenant had to sell all of her items at an estate sale due to loosing her job and having to move from the property and cited that she was in violation of city ordinances due to not informing the county of an estate sale.

What I mean is, if you are thinking $50,000 down, plus closing cost, plus fix up cost, plus time on market to get rented as your foot in the door cost to get up and going- you might want to add an extra line item for additional time and additional costs associated with this type of scenario.

I think once I get my footing again I'll do more research on better locations that appreciate and hold onto that appreciation with future growth.The appraised equity really is putting me out and stuck with settling for what the going rate of the current market is.

So you need to lock in Low rent at or under $12/sq foot if you want to survive in the coin laundry world.

Now they're at 525 to 550 a square foot for new construction.
