One claimed that their clients are getting $200 cash flow and I asked if this was a someone buying in 2024 or 2014. 

After 10 months I cannot claim to be much of an expert on syndication but here’s what I did.

If you plan to manage remotely, then find a good PM or have a trusted team that can inspect your property regularly - and be ready to pay them.

Been in contact with the BBB also regarding these guys and what they are pulling on people and their fake reviews and claims.  

Investigate what (if any) additional fees that they charge for handling evictions, and find out whether they go to small-claims themselves, or hire an attorney.

That claim can not be even remotely true.  

I have people coming and going on a regular basis.

Nothing points to this better than claiming the property cash flows $1,000/m relying on rent collection and debt service/taxes/insurance while responding to my question about other operating expenses/reserves with:  "repairs will come and we will fix, but that's why we do our due diligence before we buy so we aren't walking into major repairs".  

So the duplexes are in more quiet secluded areas and rent to more of your regular 9-5 workers there are more than people think but not much for sale.
