The $30 is the annual fee for the REIA and basically goes to cover refreshments at the monthly meetings and the holiday party in December. 

Yes, I'm closing on one within 30 days and need it refreshed quickly for rental.

I couldn't find a phone number so far but i do have an address ill try sending a mailer or something. there's no mortgage the house is free and clear, and  can you refresh my memory on what a prelim is and how i can run one.

I've gotten a very negative feel regarding tenants in rentals for the most part on this board, it's really refreshing to find somebody who is willing to give the benefit of the doubt to the disabled, recently homeless, just-fleeing-the-nest sort of people, and still with a positive attitude toward them all. :)

If not, and the neighborhood supports it, I'd fix that and then do a complete refresh and see if you can rent it at a higher amount.
