You simply don't have the herd mentality running to Nebraska to buy rentals.. its a locals market 

I don’t use them for my properties for the same reason you’ve encountered “no central heating” (I have radiant heat but no radiator in my bedroom).

I think that is how this whole assignment thing came about anyway - investors in a given area run in herds and work together. 

If we see two or three medium sized lenders break away from the herd on this somehow, and they start getting a ton of traction, maybe we'll see a shift back to no guarantees. 

It is when a herd of investors or speculators seem to be overpaying for an asset.In my market in Cincinnati and I guess almost everywhere in the country, "stupid money" seems to be overpaying for apartment buildings.
