We are going to buy a property for purely rental income in Phoenix AZ area with good schools.

I am looking to diversify out of pure short-term rental homes into boutique hotels, medium term rentals.  

Convert this is a P/E ratio of 14.From a pure market valuation standpoint S&P is nearly twice as risky.  

In addition I am looking to purely invest not reside in the property. 

Do you want to continue investing purely in STRs or are you interested in expanding your strategy?

And that's where lending money either your own or Brokering does for you pure Write On's and far exceeds rental income of properties that have max debt ( 70 to 80% levered) with a fraction of the effort and time involved.

Pure passive would be lending your money to other investors.
