My rates are higher than what both VRBO and AirBNB and Airdna has ever suggested but I keep my eye on competitors and am happy pricing higher and turning away some of the guests that might book for lower.

I'm not into Sub2. there is no personal liability protection in a single member LLC.. there is protection if you have unrelated members in your LLC .

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

The only thing I would advise is to keep a close eye on the HOA fees, as that's where the cash flow can get squeezed.
