This is an obvious fair housing law violation because you are choosing which prospect get the concession.

Chris, good point, I guess that kind of damage could happen to anything I own. 

Also, make sure to connect with local contractors to get estimates on your prospect properties.

@Mark G.We tried cold calling and that didn't work too well...with Propstream you just use your search criteria and it will give you a list of prospects to reach out to. 

If the animal is a nuisance or causing damage, you can have it removed.

Since RAD has someone on the forum they can respond to this, my question would be you make some pretty damaging statements there, do you have any dates etc. you can refer to like the cookout at XYZ on this date or the party at ABC on this date or ABC drives a blank model company car...

Don't spend a lot on improvements as they tend to get damaged with every tenant.
