And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"?

When you get your name on the distribution list, are you then "in line" for a distribution every quarter, or will you need to call and request a distribution every quarter.  

I am open for either options but would like experts advice for a newbie - which will be most beneficial  down the line in 5 to 10 years. 

Or is that actual so you have the ability to add more to the bottom line? 

@Katie Camargo I would consider: HELOC or Cash-Out Refinance:Post-closing, the higher appraisal gives you the potential to tap into the equity via a HELOC (Home Equity Line of Credit) or a cash-out refinance.

Have them send you a line by line item of what's needed.

Saturation is definitely upon us but quality product continues to get booked just like other markets.
