In Glassboro at least, its incredibly ****** market to rent to families, alot like chewing on glass, it may be different for other college towns of course, but Ive had to evict 1 family, and the other, they had a drug operation (found out from neighbors) and a family of 5 plus the family of 3 I rented to living out of the house. 

The homeless can not be kicked out of the "homeless" villages for drug use or prostitution.

There are a lot of drugs, gangs, etc.  

Also the housing stock is generally in poor condition in the city, and you have the typical problems that come from low income areas like crime, drugs and violence.

Once it warmed up the people that live across the street are outside all day sitting on the porch, playing loud music, partying, selling drugs etc...

Also....you absolutely can screen the tenants....you are not "forced" to take anyone.To help mitigate the risk of having potential tenants that are "a little rough around the edges I make sure of the following.No Smokers, Period....not even vapers or cigarsNo Drug Users PeriodNO Previous Evictions from within the last 10 yearsNo felonies No pets, period.I have Section 8 tenants in Cuyahoga County (Cleveland), Alameda County (Oakland, CA) and Contra Costa County (Concord, CA).....and it works.

If they can prove they have used your land, had their fence there, etc. with no objections, then they may claim prescriptive easement.
