Personally, I have predicted too many crashes, and hence missed out on the booms when I was wrong.  

A year later the property sold and was gutted to studs as I predicted. 

Im always surprised at the negative comments when someone talks about the real estate cycle, especially when history tells us it is somewhat predictable.Can someone predict the exact inflection point?

They're just not there yet but I predict in the next 2 years we'll start to see better tools.

No one can accurately predict in advance whether a particular vintage year will be good or not.

Recognizing and acting on them in a smart manner is the challenge  Here is another prediction, those that recognize the value in my post already have a plethora of opportunities.  

Investing now is a much better plan than waiting for some type of downturn that the nay sayers have been predicting for a long time that’s yet to happen.

In my mind, the outcome is pretty predictable.

On the flip side, do you think the stability/predictability of the Dayton market could be a positive thing for someone like me to gain some experience and then branch out to a more competitive market like Columbus?
