The lesson here is, don't do cold calling, don't do bandit signs, don't do driving for dollars.While people are pissed/turned off, angry what ever at you, people, praise me, beg me, and harrass me to please make them an offer.Do you see Nike doing bandit signs?

It's simply a suggestion, but imagine how much they will praise you as their landlord to others and in a year when you have to raise rents, they will think back to the kind of landlord you are and be happy to pay so they can keep this relationship with you instead of going somewhere else, where they are treated like a burden.
