Well, am a broker and I've tried APTO (front end for Salesforce.com), RealHound, ClientLook.I think APTO is pretty good, but you can spend a lotta time tweaking it and you get paid to do deals and not "polishing" you database.Anyways, I'm working off 2 XLS - Opportunity log with hot deals and got/want. 

I will soon have someone polish it up and make it useable in several mediums and formats...

That being said, do you truly want a copy editor (words only) or are you also wanting a graphic designer that can make it more polished overall? 

I have no way to polish and refine the way I do it now besides going of what I read and listen too. 

Not enough money or (like me) too old to get more investments.Odds are they'll show them to the guy most likely to close, so polish your resume.

That being said, I believe 10% is the minimum down that you could realistically expect......With the 10%, you will also need a POLISHED Business Plan to submit to the bank.

I'm a bit saddened to hear the marketplace needs polish or that a lot of folks don't visit.

I think Bruce's crystal ball may be more well-polished than others have, but claiming he can predict what will happen to macro markets (California, sub-markets, etc.) with any reasonable degree of certainty is dubious at best to me.
