I'd imagine the interest rate plays a large role in what discount is given, along with house value, down payment and credit score of mortgagor.

Also don't be afraid to pivot, if you start with a team and they are not fulfilling their duties switch to a new team or brokerage.

Changing conditions may dictate pivoting.
