It needs work, Roof may need replacing, Driveway needs to be redone, cosmetics, painting patching etc... and some dampness in the basement but may just need sealing.

That way, if you have any damages or patches in the future it's easy to deal with.

To the north there are some rough patches but that area seems to be gentrifying from what I've seen.

You will have to patch and jet lines occasionally.

All the house needed was paint and patch work to b done.

In this case, it seems like the investor would hold replacing the roof and just patch it for now. 

One small access hole cut and patched in the drywall above each box.

The bulk of my time and energy drain on this one was finding hardwood to best match 60yr old soft fir 'hardwood' flooring, figuring out how to blend old asbestos tile siding patches with something modern and the main drain and in-wall dryer venting. 

I have brokered a few of these and see what they look like after they are all renters.. yards are junk .. junk cars every were oil patchs park on the lawn.. you get all the same stuff..  

The roof is original, has been patched but still not fixed.
